a home or condo in Sedona – Real Estate Dreams can come
true.
Sedona Real Estate comes in many forms but all are impacted
by one reality – Sedona is land-locked and surrounded
by national forest. The dwindling supply of buildable real
estate has put pressure on the inventory of existing homes
for sale. Price increases over the past few years is double
or triple the increases around the country. If one thinks
Sedona real estate is expensive, just come back in the future
– these will be the good ole' days. Compared with other
resort areas, ie. Aspen, Teluride, Park City home prices are
still reasonable.
Sedona's real estate landscape is divided into different areas.
Unbuilt homesites are scattered throughout many of these areas.

Sedona's first residential communities were
built in the 1950's and '60's along Oak Creek and in an area
called Uptown. Subdivided areas and new roads sprung up off
of Hwy 89A in what is now called West Sedona. This growth
continued going west on Hwy 89A into the 70's, 80's and 90's.
Several mobile home parks where the land is rented by the
mobile home owners became popular and affordable retirement
communities. One area of West Sedona was subdivided into homesites
for mobile homes and are some of the most affordable real
estate inthe Sedona area to today.
Development continued on Hwy 179 going south
of the "Y" which is the intersection of Hwy 179
and Hwy 89A. The chapel area on Hwy 179 developed in the 70s.
About 3 miles of forest separates the chapel area and the
Village of Oak Creek located further south on Hwy 179. The
"Village" is a community built around two championship
golf courses and a commercial area on Hwy 179. The "village"
was developed as a planned community inthe late '60s and the
land was sold off to thousands of investors, may paying as
little as $3,000 for a homesite that is worth $150,000 or
more today. Homes here are usually 10 to 15% less expensive
than similar homes in Sedona, but his advantage is diminishing
as the inventory of homes for sale shrinks.
Sedona and the Verde Valley has over 800
real estate agents and dozens of real estate companies. You
can view homes for sale through the area's Mulitiple Listing
Service with searchable links on most real estate agent websites.
About half of Sedona's homes are owned by
retired residents, some owning the home as a second home but
most live here year around. In recent years, younger families
with children have located in Sedona. The school district
has about 1,200 students in two elementry schools and one
high school. Several hundred addtional children attend "charter"
schools.
The population of Sedona and the Village
is about 17,000 in total. Sedona is an incorporated city (1988)
of about 11,000 residents while the Village is unincorporated
and part of Yavapai County. An organization called the Big
Park Coordinating Council is a quasi-government entity which
reports to the county's board of supervisors on the subject
of issues involving the "Village" area. Their is
also a homeowners associaiton of over 5,000 members called
VOCA or VilLage of Oak Creek Association which manages the
golf course and deed restriction issues.
